The Hardest Deal I’ve Done and What It Taught Me…

This was one of the most challenging transactions I’ve experienced, one that taught me the value of patience, persistence, and staying solution-focused.

Representing first-time buyers who were also close friends, we faced multiple offer rejections before finally securing a home that checked all the boxes. Keeping their spirits up and refining our search criteria along the way helped us stay the course until the right opportunity came along.

Our offer was accepted, and after negotiating inspection items and agreeing on a revised price and close date, we were set to close. However, at the final walkthrough, it became clear the seller had not yet begun to move. On closing day, my buyers arrived with a moving truck—and the home was still occupied.

Instead of letting the situation derail the closing, I worked closely with the listing agent and my broker to find a constructive path forward. I stayed on-site for several hours in the July heat, even helping pack so the seller could vacate. That same evening, my buyers were able to take possession of their new home.
